Maintenance Supervision: The highly qualified Maintenance Supervisor performs rigorous daily care and remains on-call along with a solid network of on-call contractors.
Sprinkler System: The facility has sprinklers installed throughout the complex that are serviced annually. Fifty thousand dollars worth of upgrades to the system were completed by 2004. The 135-140 lb. of static city water pressure and supply is very adequate with flow pressures of 110-115 lb. during 2" drain test.
Alarm System: The alarm system is zoned and connected directly to the Orange Fire Dept. central system. The main station house for O.F.D. is a quarter-mile from this property. Substantial upgrades were installed in 2000, which included many additional pull stations and warning strobe/horns throughout the building.
Firewall Protection: A two-hour rated firewall and automatic closing doors have been installed to provide separation between the 3rd floors of the concrete building and the wood framed buildings to enhance fire safety and separation between tenants.
Boilers: Two new HB Smith high efficiency boilers were installed in 1998. This "twin system", or redundant system, allows us to still provide heat to all critical areas in the unlikely event that one boiler were to completely fail. We also installed a 10 KVA Generator back-up system in 1999 to provide power to the boilers and pumps for supplying critical heat during an extended power outage.
Technical Assistance Activities: Business planning, product development, distribution resources and manufacturing space for specialty and organic food producers. Professional Development Classes, workshops, and seminars designed to help start-ups and entrepreneurs.
Electric Upgrades: Wiring has been upgraded to commercial standard circuit-breaker panels, with separate electric metering for each tenant.
Plumbing: The building has ample bathroom facilities (14) to support multiple tenant occupancy. In 2003, the old-style flush-o-meter toilets were replaced with new efficient 1.6 gal./flush fixtures. In 2004, two additional handicap accessible restrooms were installed.
Waste Removal: Shared Waste Pick-up Services or Separate Containers

via freight elevator.

Conference Rooms: Two large conference and meeting rooms are available by scheduled appointments for a nominal fee to tenants. Both are currently accessible from the East side of the building through the front entrance. These conference rooms are equipped with a large 12' conference table, chairs, white board, china, coffee and tea service, and access to an internet phone service with conferencing call capabilities. |
